Default We're gonna be homeless!

:P Ok, not in the classic sense, but we are moving out of the house we've been renting for the past year. We have been working on buying a house, but it is taking a little time to get it going. We decided that we wanted to get the financing 100% in place before we even started looking, and DH has a long-time buddy in real estate, so he's working on all the details.

DH and I both have had some financial troubles in the past four or five years (him with the separation and divorce...he lost pretty much everything he had, and getting out of the business he'd been in for 15 years), so we won't be getting any great deal or interest rate (about 10.5% for now), but we're on the financial rebound, so hopefully, we'll be able to refinance in a year or two after inproving our credit.

Anyway, we're moving out on Friday. We'll be staying with a dear girlfriend of mine who has a house with her 9 year old daughter, so DH and I will have our own room. Our 16 yr old will be in Sofa City.

We'll spend at least two weeks with my friend, but hopefully, we'll have a better handle on the time frame before moving into the new place soon, and can make plans from there.

I've been trying not to stress about it. Doing a pretty good job too. It's a big turn around for me. In times passed, I would hae had packing lists made for the past two months...LMAO!

OMG, we moved all night and now I'm here at work after having finished just in time to catch a shower and get here as the store was opening. I ended up with much less help than I expected. My DSD#1 and her BF helped move furniture, but he works at five in the morning, so that's all they could do. Then, it was me and my DSD#3(16 yr old) all night, until DH got home from work at about 4:15am. I'm so tired. And completely confused... I can't believe it took that long to pack and move the stuff. We must have accumulated a BUNCH more stuff in the past year.

Just shoot me now, please.

We found a house, and signed the contract this morning. We should close on the 19th (next Tuesday). FAST! Wheee..... I'm going to have to post pictures...

The house is literally across the street from the friend we are staying with, so we're going to move in immediately after closing, but take our time too.

Well, since our original down-payment financing fell through (personal loan from an acquaintance), the seller’s agent asked for the $2,000, blah, blah, blah. Anyway, the seller wants more than that to do seller financing, etc. We have crap credit too, which is why we’ve had trouble finding a 100% financing deal.

So, NOW, one of the things the seller’s agent brought up was taking the $2,000, making it a first month/deposit/secure the possibility of purchase, lease the house for 6 months (or less), spend time improving credit and raising more down payment funds, and we’d have first option to buy, i.e. the seller can’t sell it out from under us. Not what we were planning, but we both really like this house and I don’t know that either of us is prepared to let it go.

Steph - Sounds like the agent is really pulling for you. If you really like the house, it sounds like a good deal. Plus, by cleaning your credit, you'll get a better financing rate.

We have given a partial down payment and are renting for the next 6 months to give us time to get everything in order. We REALLY love this house!
